Under the Fire Services Act 1981, all commercial premises in Ireland are required to have adequate fire detection and alarm systems in place. Part B of the Building Regulations goes further, requiring that hotels and hospitality venues have functioning alarm systems, fire detection, and safe exit routes. This regulation places the legal responsibility for compliance squarely with the owner or operator. The Building Regulations 1997 to 2021 also set out requirements for emergency lighting across commercial premises.

Beyond the legal and financial exposure, a venue that cannot demonstrate proper fire and security provision risks voiding its insurance and, in a worst-case scenario, being ordered to close.
